POUND RIDGE, N.Y. The Pound Ridge Planning Board reviewed and ratified four site plans and amended subdivisions at its meeting Thursday night.
The Cohn property at 59 Lower Shad Rd. received approval to construct a one-story frame playroom with a gallery connection to the existing freestanding garage, while relocating the existing screened-in porch, which would exceed the maximum lot coverage threshold for an R-3A zoning district. The property consists of approximately 9.6 acres.
The Wong property at 103 Millertown Road in Bedford (Lot 55) and the Burke property at 105 Millertown Road (Lot 17), received approval for an amended subdivision to allow for transfer of .095 acres from Lot 55 to Lot 17.
The Levitt property at 52 Old Logging Road received an approval for an amended site plan to construct a pool, spa and associated decking, grading and landscaping. The original site plan approval had been granted on Sept. 24, 2009.
The board also approved a residential site plan at the McCluskey property, 488 Long Ridge Rd., to construct a five-bedroom residence with a new onsite septic system and drilled well. The lot is part of the Mianus Hills subdivision and consists of 3.02 acres, of which .77 acres are in a conservation easement. The parcel is in an R-3A zoning district and does not exceed the maximum allowable thresholds.
The board also received three new applications for site plan and subdivision approvals.
An application for a preliminary subdivision approval for 32.9 acres at the Kagan property at 39 Old Stone Hill was submitted. The parcel is in an R-3A zoning district. The proposed subdivision would create three lots. Lot 1 would contain an existing dwelling, detached garage, driveway, pool, man-made pond, septic system and well, consisting of 3.5 acres. Lot 2 would consist of 19.7 acres and Lot 3 would 9.7 acres.
A residential site plan review for the Michaan property at 218 Honey Hollow Rd. was submitted. The plan is to construct an addition to the existing residence that would exceed the maximum building coverage threshold for an R-3A zoning district. The property consists of 19.65 acres.
An application for a residential site plan at the Fleischer property, 23 Miller Rd., was submitted to construct an in-ground pool that would exceed the maximum lot coverage thresholds for an R-3A zoning district. The property consists of 3.1 acres.
