Pound Ridge Builders, Architect Honored for Design

POUND RIDGE, N.Y. – A team of Pound Ridge home builders along with a local architect have proven that bigger isn’t necessarily better

Mark Mosolino of Mosolino Development partnered with fellow builder Mike Bryne, along with architect James Best, and created a spec house in Greenwich, Conn. that was recently named a Home Building Industry Award winner by the Home Builders Association of Connecticut. The trio won the category of “Best Not So Big House.”

The Pound Ridge residents were feted at a dinner Tuesday night, Nov. 15, at the Aqua Turf Country Club in Southington, Conn., where they received the prestigious HOBI award.

The judges said they chose the house because of the “wise use of space and natural light,” noting that the design managed to fit four bedrooms, four baths, walk-in closets, pantries and generously sized rooms into about 2,000 square feet.

“No one is impressed by the vast mega mansions anymore,” said Mosolino, whose Mosolino Development is based in New Canaan. “Today, people are more receptive to a well-designed and smartly built smaller home.”

Best, who owns James T. Best Architect + Associates in Pound Ridge, said that as space continues to shrink, people still want all of the same elements of a large house, but in a smaller package.

“That requires a more creative and efficient approach to design along with a maximum use of the site,” he said.

Best, who has worked with Mosolino and Bryne on other projects in the past, said that the size of the site dictated the design of the house.

“In was built in Greenwich and they have floor-area ratio requirements [that determine] the number of maximum square footage,” he explained. “It being a spec house, Mark and Mike wanted to maximize the options for the property and wanted four bedrooms. Each bedroom had a bathroom and a walk-in closet so it gave you the feel of a larger house.”

The architect said it felt good to be recognized by the industry.

“I was please [to win the award],” he said. “It’s a good feeling to be recognized by the industry for coming up with a solution for working in a tight space. It’s important that people have a good feeling in the house and that comes from how the house is laid out. Good architecture is when you don’t notice anything. You just feel good in the space – then you've hit it.”
