Keating, who works for William Raveis, is listing the 3-bedroom, 3-bath contemporary home for $1,249,000. The 3.33 acre property includes a tennis court, pool and pool house.

“You can’t build a tennis court on a property of this size any more,’’ Keating said. “Zoning wouldn’t allow it. It’s called a coverage law. With a house, driveway, shed, tennis court you can’t cover too much of the property. Tennis courts themselves are too big to go on a three-acre parcel. Now, in most communities you’d have to go to six or eight acres.”

The home was built in 1968 and additions were constructed in the 1980s. The pool and tennis court have recently been upgraded. The tennis court is lighted.

The home does not show its age. “It’s move-in ready,’’ Keating said. Features include a kitchen with granite countertops, baths in corian and ceramic, walls of glass, 11- and 12-foot ceilings, hardwood flooring and a Great Room over the garage that offers a wide range of possibilities.

Keating believes the feature that will surprise potential homebuyers is the home’s exclusivity and convenience. It is minutes to Scotts Corner, Bedford and Stamford, Conn. While the home is close to town centers and major thoroughfares, it also offers privacy.

“One of the things that really struck me is the setting,’’ Keating said. “It’s very easy to get to yet you feel like you’re in the Adirondacks. It’s so quiet and peaceful. You cannot duplicate this for the price in this quiet location.”
