$2.4 Million Sale Of New Rochelle Home Is Highest In Town In 6 Years

NEW ROCHELLE, N.Y. -- A 7-bedroom Colonial on Stratton Road in New Rochelle was recently purchased for $2.4 million, making it the highest priced sale in the city in the past six years.

Houlihan Lawrence realtor Jocelyn Hall Burton not only represented the seller of the home, which was built in 1928, but found the buyer as well.

The home includes 4.5 bathrooms, 14 rooms and has 8,336 square feet of living space. The home was originally built for a prominent steel magnate, and it served as the centerpiece of a large farm. The property encompasses 1.5 acres.

“I think what made this home so special is that the sellers had an incredible appreciation for the home itself,’’ Burton said. “They were passionate about restoring it to its original condition. All of the stonework, the copper gutters, the slate roof, the imported Italian tiles, the antique fixtures, the handsome hardwood floors ...  they researched everything to find the absolute perfect craftsperson who could bring every detail and material back to its original condition -- or in some cases -- beyond its original condition. This home is not only in meticulous condition but is also a true celebration of period architecture. There are very few homes in Westchester county that have been restored so beautifully."

The home has been revamped for 21st century living, and includes an impressive foyer, large family room, eat-in kitchen, master bedroom, office, and a fireplace in the living and dining rooms. The space also features a pool and outdoor patio.

Burton said the buyers saw the home as more of a homestead, where their children could visit or come and stay and still have an easy commute to New York City.

“They saw it as a destination house where family and friends could enjoy a country setting without a lot of travel time from New York City ... much easier than getting to and from the Hamptons’’ she said. “It has a warm and inviting setting and yet can accommodate many people. They really embraced the architecture, the condition and the setting. They loved it the minute they walked in and I knew they loved it. It was like when I met my husband. I knew it in 10 minutes.”

While the home’s interior features are splendid, an amazing array of flowers and vegetable gardens grace the outside. “It’s chock full of plantings and perennials,’’ Burton said. “It’s a very beautiful and interesting home to visit. Every time you return, you are greeted by new blooming colors and surprises. It is a real treat to walk the property in every season."

While multi-million dollar homes have sold in other communities, high-end homes in New Rochelle have been slow to sell. Burton thinks the sale of the Stratton Road property illustrates people have a long-term faith in New Rochelle.

“I think New Rochelle is going through a renaissance,’’ she said. “ Since the sale of 125 Stratton Road, I have put several other high end New Rochelle homes on the market. I think people have more faith in the economy and sellers have more confidence that they will be able to get their price. There are some extraordinary homes for sale right now in New Rochelle and now we have a comp that can give buyers and banks confidence too."
