Multi-Family Ordinance May Change Pound Ridge’s Community Character Forever

Mr. Sblendorio, developer of Ridge 29 LLC, has made his application through the town’s special permit use under the multi-family ordinance enacted by our town board in 2013. Did you know that this multi-family zone can be applied on any, yes, any parcel that is 20 acres or more in 1- and 2-acre zoned areas and 30 acres or more in 3-acre zoned areas, anywhere in the town of Pound Ridge, as long as the parcel has access within a ¼ mile of one of our main roads?

A concern is that once a project of this type and size is approved, our town will not be able to control other developers from wanting to overdevelop other large parcels all over town, with this project setting the precedence. All residents should be concerned about large parcels that are near their properties, in addition, this could be achieved through putting together several smaller parcels to yield a large enough parcel. Therefore, this ordinance can affect almost any resident in Pound Ridge should a developer come along and want to apply this ordinance through the special permit use to any eligible property.

This could change the character of our town forever. I urge all residents to be concerned about the future of Pound Ridge, and let your voices be heard by our boards and commissions about the importance of protecting and preserving our fragile community. 

We need town residents to attend Planning Board Meeting on Thursday, March 26 at town hall to voice their opinions. You options matter and can help save Pound Ridge from major development.
