Large-scale Development Concerns Affect Neighborhood

Mr. Sblendorio of Ridge 29 LLC is requesting town approval for a 43 unit multi-family development with proposed access points affecting two well-established residential neighborhoods, Pine Drive/Hemlock Hill Road and Rolling Meadow. 

Pine Drive/Hemlock Hill Road and Rolling Meadow are made up of approximately 20 homes each averaging 2.5 and 1 acre parcels, respectively.  Both access points would pose major hardships to each residential neighborhood. 

For instance, since the Pine Drive/Hemlock Hill Road side has been proposed as the main entrance leading onto Westchester Avenue, the 43 additional households would increase the current traffic on Pine Drive exponentially. 

 It is not uncommon to see 3-5 cars lined up at the bottom of Pine Drive during rush hour in the current state. The proposed project may actually require Pound Ridge to install its first traffic light to control this high volume of automobile traffic for safety measures, completing obliterating community character as we know it.  Rolling Meadow, however, is not unscathed in this proposed project.  

This is the service side of project with access to the water tower and wastewater treatment plant and would accommodate the necessary oversized maintenance and emergency vehicles with traffic patterns of unknown frequency to run such a large-scale development. 

All Pound Ridge residents should be concerned about this project, especially if it is approved, because Mr. Sblendorio is applying under the special use multi-family ordinance. This special use ordinance can be used for multi-family development on any large parcel that meets the minimum criteria anywhere in Pound Ridge.
