POUND RIDGE, N.Y. The Pound Ridge Planning Board ratified three residential site plans and reviewed three others at its meeting last week.
The board met Thursday, July 28, at the Town House and reviewed and ratified these plans:
The OBrien property at 145 High Ridge Road a residential site plan for the renovation of the residence, which includes a deck extension and driveway that exceeds the maximum lot coverage threshold for an R-2A zoning district. The property consists of 2.1 acres. Water Control Commission approval will also be required. The board ratified the plan, 4-1 with one abstention.
The Plant property at 5 Rock Hill Way an amended residential site for a new swimming pool and associated site improvements that will minimize disturbance to existing slopes. The board ratified the plan, 6-0.
The Whelan property at 6 Highview Road a residential site plan that calls for the construction of a three-bedroom home with driveway, septic system and well. The property is in an R-2A zoning district and consists of 3.9 acres. The board ratified the plan, 6-0.
The board also reviewed the following site plans:
The Schulz (formerly Caridi) property at 132 Barnegat Road a residential site plan for the construction of a single-family home that would exceed the maximum lot and building coverage thresholds for an R-3A zoning district. The property consists of 4.17 acres. The lighting plan was reviewed.
The Cohn property at 59 Lower Shad Road a residential site plan to construct a one-story frame playroom, gallery connection to the existing freestanding garage, and relocation of the existing screened porch that would exceed the maximum lot coverage threshold for an R-3A zoning district. The property consists of 9.6 acres. The board plans to walk the property.
The McCluskey property at 488 Long Ridge Road a residential site plan to construct a five-bedroom home with new onsite septic system and a drilled well. The lot is part of the Mianus Hills subdivision and consists of three acres, of which .77 are in a conservation easement. The parcel is in an R-3A zoning district and does not exceed the maximum allowable thresholds. The board will walk the site.
The board also heard a request for an amended site plan for the construction of a pool, spa and associated decking, grading and landscaping for the Levitt property at 52 Old Logging Road. The original site plan was approved on Sept. 24, 2009. The board approved the plan subject to some minor engineering changes.
