Trinity Corners Shopping Center In Pound Ridge Sells For $3.45 Million

POUND RIDGE, N.Y. -- Trinity Corners Shopping Center, one of the most prominent retail locations in Pound Ridge, has sold for $3.45 million, according to records from the Westchester County Clerk's office.

The shopping center, which is located in the heart of Scotts Corners and has an address of 55 Westchester Ave., features grocery store Scott's Corner Market as the anchor tenant. The Pound Ridge post office, which is a fellow tenant, is located in a smaller building on the northern side of the property.

Much of the plaza is vacant, a status that has garnered disappointment locally.

The seller, KDG Pound Ridge, LLC, is linked to grocery chain Stop & Shop; the deed-transfer document filed with the county clerk lists it as another party involved with the sale. The buyer is an entity called Roe Scott's Corner, LLC.

The sale of the property included a transfer tax of $13,800 and recording fees totaling $325. The deed transfer was filed with the county clerk's office on Mach 11.

KDG Pound Ridge had owned Trinity Corners since the turn of the millennium. In late 1999 it agreed to acquire the property from Ramco-Gershenson Properties, LP; the deed transfer was filed with the county clerk in April 2000. At the time, KDG Pound Ridge paid $2.75 million for the site, along with a tax of $11,000. That deal included recording fees totaling $83.

The beneficial (human) ownership behind Trinity Corners' new direct owner is not clear. Billy Fortin, owner of Scott's Corners Market, declined to comment on who the beneficial owners are.

"I'm not at liberty to say," he said, adding that "they don't want to be known."

The new owning entity does have a listed address at a building down the road from the shopping center, according to the deed-transfer filing.

Fortin is looking forward to how the new owners will handle the shopping center.

"They'll do a beautiful job."

Fortin is planning his own renovation of his supermarket ; approval from the town still needs to be obtained for the overhaul. The renovation process is taking longer for Fortin than previously anticipated.

Trinity Corners has a total of 50,483 square feet of space and was constructed in 1980, according to a sale brochure that was published in 2014 by a company called TRUE Commercial Real Estate. The site is about 7.43 acres, the brochure adds.
